Florence OR Real Estate Bottoming Out?

As of this posting, we currently have 397 residential listings in the FLorence Oregon real estate market with a medin asking price of $179,000 and an average of
350 DOM (days on market).

In the last 12 months we have sold 270 homes at a median sale price of $157,000 and 240 average/143 medain DOM.

In the last 6 months we have sold 129 homes at a median sale price of $162,000 and 247 average/151 median DOM.

In the last 30 days we have sold 28 homes at a median sale price of $172,000. A 30 day snapshot in a small market can vary widely and should not be relied on to predict the future!

It feels to me like we are nearing or possibly at the bottom. I beleive this is an excellent time to purchase with record low prices and low interets rates. The secret to success is to work with a local experienced buyer's broker.
