Now is the time to buy or sell in Florence, Oregon!

I often have people ask, "Shouldn't I wait till the market gets better to sell or buy?" My opinion is NO!

Florence Real Estate-2009 Year In Review

Here is the good,the bad and the ugly regarding the Florence Oregon real estate market as of today.

The good news is the number of Florence Oregon real estate residential sales remained the same as last year.

The bad news is that the market has seen an average residential sales price decrease of 14.7% for the last 12 months according to the latest RMLS Market Action Report.

The ugly, is the failure of many Florence real estate practioners to obtain realisitc price reductions in this overpriced market. As of this posting we have 403 residential properties for sale at an average asking price of $254,000. Last month's sales netted 22 sales at an average sale price of $200,000.

On a happier note, Florence real estate practioners will either get it right this year or get fired by atrition.

As we enter the new year, Florence Oregon will provide many excellent buying opportunities for those who seek the counsel of an experienced buyer's broker!

Florence OR Real Estate Sales Activity Holding

As of this post, we have 409 residential listing at an average asking price of $256,000 with an average market time of 351 DOM.

In the preceding 30 days we have had 29 sales at an average closed sale price of $204,000 which is 20.3% less than the average list price.

Nationally, most real estate practitioners are discouraged from taking a listing exceeding 10% of the market value because the old "list at any price" mentality actually causes financial harm to sellers in a declining market.

The good news is that there are many Florence Oregon sellers willing to sell at fair market value if their broker simply takes the time to share actual sales data with their client.

As of this post we currently have 397 residential properties for sale in the Florence OR area with and average list price of $270,000 and average Days on Market (DOM) of 352.

In the 30 days preceding this post, there were 28 sales with an average actual sale price of $204,000.

The above numbers are pathetic reminders of how poor a job many real estate practitioners in Florence Oregon are doing when coming to pricing their listings.
