SPRING IS ALMOST HERE!


As of this posting, inventory has increased to 227 homes from 209 active residential listings in my last post. The Florence Oregon home market has a median asking price up $20000 to $230000 with 267av/163 median CDOM (cumulative days on market).

In the last 12 months we have sold 411 homes at a median sale price of $167500 and 182 CDOM and 98 median CDOM. In the last 6 months we have sold 182 homes at a median sale price of $173000 with 153 av /92 median CDOM.

In the last 3 months we have sold 84 homes at a median sale price of $151,000 with 185av/119 median CDOM.

The last 30 days have netted 29 sales at a median sale price of $165000 with 171 av/ 119 median CDOM although a 30 day snapshot cannot be counted on as a reliable indicator.

As we approach spring and more sunshine, I am hoping that sellers and agents do not develop a bad case of amnesia and start overpricing again.
